Outbuildings, tool and garden sheds

A permit is not required for any residential outbuilding with a surface area lesser than 15 m2 and not located within the limits of the Mount Royal Historic and Natural District. However, applicable by-laws remain in effect. These by-laws provide for, amongst other things:

  • A maximum height of 4 m for outbuildings erected in predominantly residential sectors
  • A minimum distance of 1 m between the outbuilding and the main structure
  • A prohibition from erecting an outbuilding in a front yard

Note that acquisition of a permit is required in the following circumstances:

  • The surface area of a planned residential outbuilding is greater than 15 m2
  • The planned outbuilding is to be located within the limits of the Mount Royal Historic and Natural district
  • The main structure is intended for uses other than residential

  • The location certificate (2 copies)
  • A draft of the project (2 copies)
  • Photographs of the components to be replaced
  • A cost estimate
  • The contractor’s contact information, if applicable
  • Payment for the survey fees
  • A mandate from the owner is required if the permit is applied for by proxy
