Rental contract
The Centre d'histoire de Montréal undertakes to:
Give the Renter's employees and contractors free access to the rented premises at all times while the agreement is in force.
To supply the electricity necessary for normal use of the rented premises by the Renter, excluding activities that consume excessive amounts of electricity.
The Renter undertakes to:
Return the premises clean and in good order;
Return all equipment and materials belonging to the Centre d'histoire;
Agree to indemnify the City against any damages, of whatever nature, any claims, any settlements including fees and to defend the City and intervene in all actions mounted against it resulting directly or indirectly from this rental, except in the case of negligence on the part of the City, its employees, agents or representatives;
Apply for and maintain, for the length of the present contract, a third-party insurance policy for business firms or private individuals, depending on the Renter's activities, conferring protection against bodily injury and property damage of at least ONE MILLION DOLLARS ($1,000,000) per occurrence for the damages, claims, injuries, losses, expenses and responsibilities of any nature related or attributable directly or indirectly to use of the space. No waiver stipulated in the policy shall be applicable to the City. The Renter must supply proof of such insurance;
Be held responsible for all damages the Renter might cause to the rented premises or to the building resulting from its activities or from storing its products and materials and equally through breakage or vandalism occurring in the rented premises or in the building during the Renter's period of use.
Tobacco
The Renter agrees that it is strictly forbidden to use tobacco on the premises of the Centre d'histoire de Montréal or in access areas. The Renter undertakes to see that this ban is respected by every person found in the space or room rented.
Payment
The Renter must pay by check made out to "Ville de Montréal (CHM)", the total cost of rental at the time of signing the agreement.
