 | Permits and certificates
Renovations - Constructions - Balcony, Patio and Terrace
A permit is required to build a patio, a raised terrace or a
balcony, or any other similar structure.
However, no permit is required for the construction of a uni-stone ground
level patio. No minimum distance is required between such a patio and the
property line.
Installation
- Contact the Direction de l'aménagement urbain et des services aux
entreprises to determine the applicable clearance for
the civic address in question.
- If built in a front yard, the balcony, patio or raised
terrace can encroach as much as three metres into the front setback, as long
as the structure is part and parcel of the building; otherwise, no
encroachment is permitted.
- In the case of a detached building, a patio, a raised
terrace or a balcony may be built in a side or back yard if built within
the inner line of the lot.
- In the case of a semi-detached or town house, no minimum distance is
required with respect to the lateral lines running along one or more party
walls.
- If your building is located on a streetcorner, you must
go to the Direction de l'aménagement urbain et des services aux
entreprises with the building's survey certificate to ensure that project
complies with the by-law.
Materials permit
A patio, a raised terrace or a balcony may be built in wood, in steel or in
concrete and must comply with the Québec Building
Code. The surface must consist of permanent
materials (PVC, steel, masonry, etc.) authorized under the zoning by-law.

Fees:
- $8,90 per $1,000 of construction work
- Minimum $125 * in fees for residential
- Minimum $375 * in fees for commercial, industrial or institutional
