Renovations - Constructions - Shed Demolition or Renovation
Owners of accessory structures (sheds, turrets and garages) which do not
comply with the Borough's by-law can apply for a permit to transform the
structure into living quarters or compliant storage space.

What is a compliant shed or garage?
- The galleries, levels, walkways, railings, handrails, staircases, doors,
windows and the appearance of the shed and of the main structure principal
must be well maintained and protected against bad weather.
- The outer surface must be aluminium or clay brick.
- Any second entrance to a dwelling must include an electrical outlet with
lighting controlled from the inside by a wall switch.
- All outer doors must be locked.
- Street numbers must be affixed to the back of the shed if it is adjacent
to an alleyway. The numbers are affixed to the side of the rear courtyard and
must be visible and readable from the alleyway. The street numbers are
indicated on a placard.
- All sheds must contain a firewall to separate the structure from the roof
space of the main building. A firewall must also be installed between any two
storage spaces located on a given floor and between upper and lower floors.
- All evacuation staircases must comply with the requirements of the
National Fire Code and the municipal construction by-law.
Shed transformed into living quarters
A shed transformed into living quarters shall comply with municipal
construction by-law No. 1750 and the National Fire Code.
Shed or garage transformed into a storage space
An accessory structure that is transformed into a storage space shall not
contain an inner staircase to communicate from one floor to the other, nor serve
as a second means of evacuation.
The inner walls and ceilings shall be covered in painted gyprock and any
interior flammable surfaces shall be treated pursuant to safety standards.
A permit is required prior to modification, repair or demolition of
a shed or a garage.
Procedure
- Submit an application for a permit, accompanied by two photos of the
building to be demolished or to be brought in line with regulations.
- A signed and sealed report from a specialist confirming that the structure
or building is sturdy enough for future use.
