Renovations - Construction - Outbuildings, Tool and Garden Sheds
A permit must be obtained to build or set up an outbuilding that is separate
from the main building; moreover, certain basic rules must be met.
A residential outbuilding must not cover a surface area of more than 12
m2 and the height must not exceed 3 m in the case of a flat roof and
4 m with a sloped roof—that is, the equivalent of a tool or garden shed. Only
one such structure is permitted per dwelling.
Rules
- No outbuilding may be installed in a front yard.
- In the case of a corner lot, you must inquire at the Direction de
l’aménagement urbain et des services aux entreprises to ensure that the
project complies with the by-law.
- The total area of the main building and its authorized outbuildings may
not exceed the limits set by the land development ratio indicated in the
zoning plan.
- Provide for a margin of safety to ensure that drainage remains within the
property lines.
- Exterior materials must be easy to maintain. Such materials must have been
designed as exterior surfaces. Wood may be used, provided that it is painted
or varnished.
- A shed may be installed on a balcony only if that balcony is in the side
or back yard. Such a structure may not be more than 1 m in depth and the
width must be equal to that of the balcony.
In the L'Île-des-Soeurs neighbourhood, a shed is authorized
provided that the following conditions have been met:
- Maximum area of six square metres (6 m²)
- Maximum height over mean ground level for a sloped roof is four metres (4
m).
- Maximum height over mean ground level for a flat roof is three metres (3
m).
- The exterior covering must be heavy masonry identical to the main
building.
- Roofing material must be identical to the one used on the main building.
