Permits and certificates

Air Conditioner

No permit is required to install a permanent air-conditioning or heat pump device.

Procedure

Go to the Urban Planning and Business Services Department, with following documents:

  • Scaled installation plan revealing property lines, existing structure and the location and size of the equipment.
  • A landscape design plan demonstrating that the heat pump or air conditioning unit and corresponding duct is not visible at any point (installation in a building's the front, side or rear yard).
  • Data sheets for the heat pump or air-conditioning devices indicating the amount of noise generated.
  • Copy of the location certificate.

Rules for residential structures

  • The installation shall comply with the nuisance by-law.
  • The air-conditioning or heat pump unit may be situated in the front, side or backyard or setback as long as they are located at least two metres from any property line.
  • The device must be located at least 1 m from the principle structure.
  • If the device is located in the front yard or setback, it shall not be visible from the street at any time following its installation.

Rules for commercial structures

The device shall be installed on the roof as follows:

  • Air conditioning and heat pump devices may not be installed on sloped roofs.
  • An air conditioner or heat pump that is installed on a roof must be located at least 2 m from the front wall or be concealed within a structure that fits into the architectural look of the main structure as stipulated in section 181 (mechanical unit on the roof) of zoning by-law number 1700.
