REQUESTS FOR MINOR EXEMPTION (4300 BOULEVARD LASALLE, 4040-4050 RUE BANNANTYNE AND EVOLO RESIDENTIAL PROJECT)

PUBLIC NOTICE is hereby given that, at a regular borough council meeting to be held on Tuesday, December 7, 2010, at 7 p.m., in the council chamber, room 205, at the borough hall located at 4555, rue de Verdun, said borough council shall render a decision concerning the following requests for minor exemption to the provisions of Zoning By-law 1700, as amended, in order to:

1. allow the expansion of the McDonald's Restaurant situated at 4300, boulevard LaSalle (north side) with a rear setback of 8 metres instead of the required 12 metres in the Table of Uses and Norms H02-33 of Zoning By-law 1700.  Part of the rear setback already measures 10.24 metres instead of the required 12 metres due to the irregular-shaped lot.

2. allow an exemption to the Table of Uses and Norms H02-67 with the subdivision of lot 1 154 016 (4040 to 4050, rue Bannantyne) consisting of 2 contiguous buildings into two distinct lots.  Allow the building (fiveplex) at 4040 to 4042, rue Bannantyne with a 1-metre front setback instead of the required 3 metres and a 314.4 m2 surface area instead of the required 330 m2.  Allow the building (duplex) at 4048 to 4050, rue Bannantyne with a 1-metre front setback instead of the required 3 metres and a 6.54-metre width instead of the required 7 metres.

3. allow the developer of the high-rise building in Evolo residential development on the northern tip of L'Île-des-Soeurs neighbourhood to provide 341 parking spaces for residents instead of the required 387 parking spaces and 32 parking spaces for visitors instead of 67 parking spaces.  According to the parking space requirement under section 261 of Zoning By-law 1700, parking spaces for residents will be reduced by 46 and parking spaces for visitors will be reduced by 35.  This eco-friendly project will allow the developer to apply for LEED status.

Individuals wishing to be heard by the borough council concerning said requests may do so at the meeting to be held on Tuesday, December 7, 2010, at 7 p.m.
